- Can I apply as a non-member?
Yes. According to the 2019 Vermietungsreglement (letting regulations), there are external new lettings. They come after internal moves and after people who have lived at ASIG for more than 10 years.
- Do I have to become a member, and what does it cost?
As a rule, tenants must subscribe to cooperative shares. One share has a nominal value of CHF 100. ASIG does not publicly state the number per apartment.
- Is there a minimum occupancy?
Yes, for non-subsidised (freitragend) apartments: number of rooms minus 2 people, half rooms do not count. For subsidised apartments the rules of the housing subsidy scheme (Wohnbauförderung) apply. (2019 Vermietungsreglement.)
- Are there income or asset limits?
The rent should not exceed one third of gross income. For subsidised apartments the subsidy rules apply in addition. (2019 Vermietungsreglement.)
- Is there a waiting list?
For members who want to move internally, yes. ASIG gives no public information about a waiting list for external applicants.

- Internal moves first
According to the 2019 Vermietungsreglement, a fixed order applies to new lettings. Internal moves come first, then people who have lived at ASIG for more than 10 years, and external applicants last.

According to the 2019 Vermietungsreglement, at least as many people as rooms minus 2 must live permanently in a non-subsidised apartment. Half rooms do not count. There must be no under-occupancy at a new letting. Subsidised apartments have their own rules.

According to the 2019 Vermietungsreglement, ASIG takes the ratio of income to rent into account. The rent should not exceed one third of gross income. The regulations do not state an asset limit.

The 2019 Vermietungsreglement applies to non-subsidised and subsidised apartments. For subsidised apartments the subsidy rules take precedence.

If an apartment later becomes under-occupied, under-occupancy charges are due according to the 2019 Vermietungsreglement. Anyone who reports the under-occupancy immediately gets a 2-year grace period. Under-occupancy is limited to at most 8 years.

According to the 2019 Vermietungsreglement, the number of people, involvement in the cooperative, being able to communicate in German, engagement in the neighbourhood and references are also taken into account. 1–2 % of the apartments are meant to go to social institutions.

Frequently asked questions
- How big is ASIG?
ASIG states around 2’800 apartments in the City of Zurich and the Canton of Zurich and describes itself as the second-largest housing cooperative in Switzerland. The 2025 annual report shows 2’860 apartments and single-family houses and 3’346 members.
- How many ASIG apartments become available each year?
According to the annual report, 244 notices of termination for apartments and single-family houses were received in 2025. 45 members moved internally to another ASIG apartment. Turnover was 8.53 %.
- What happens if my ASIG apartment is later under-occupied?
According to the 2019 Vermietungsreglement, ASIG charges an under-occupancy charge of one ninth of the net rent, which rises by the same amount every year. Anyone who reports the under-occupancy immediately gets a 2-year grace period. Under-occupancy is limited to at most 8 years. ASIG offers replacement apartments during this time.
- When will the new apartments in the Dreispitz be let?
According to the project website, details of the apartment offer for the first phase will be ready in summer 2028 at the earliest. Move-in is planned for summer 2029. Letting starts around one year before the move-in date.
- Do I have to pay a rent deposit at ASIG?
ASIG writes that tenants of a cooperative are, as a rule, members, pay no rent deposit and buy cooperative shares instead. ASIG does not publicly state the amount per apartment.

Three new apartment buildings with 49 apartments (2.5 to 5.5 rooms) next to the existing estate in Winterthur-Seen. According to ASIG, the apartment offer will be available from summer 2027; until then there is no information.
