- Apply online at 16:00Available properties appear Monday to Friday at 16:00 on fgzzh.ch under «Freie Objekte». Fill in the form immediately. The listing disappears as soon as there are enough applications.
- Invitation to a viewingA program ranks the applications. If you qualify, you receive an invitation to a viewing by email.
- Submit the form, wait for the decisionAt the viewing you receive a form. Submit it with a copy of your tax details within the deadline. FGZ says it gets back to you within about 5 working days.
Required documents: Current tax documents (final tax bill or completed tax return, pp. 1–4; if taxed at source, your latest salary statement); Valid ID or residence permit (JPEG or PDF); Reference details of your landlord to date.

39 listings from the last 24 months, 80 since 3 Jan 2024. During the day we look for new listings every 30 to 60 minutes and can miss very short ones, so durations and times are approximate. Offline does not mean let. Rents as listed, median, only sizes with at least 5 listings.
Eligibility and allocation
FGZ is a family cooperative with around 2’200 apartments and terraced single-family houses, almost all in Friesenberg in Zurich's Kreis 3 (district 3).
The five answers in full
- Can I apply as a non-member?
Yes. You only become a member with the tenancy agreement. You need a Swiss passport or a foreign national's permit B, C or Ci.
- Do I have to become a member, and what does it cost?
Yes, with the tenancy agreement. The share capital is set per apartment. FGZ does not state an amount publicly.
- Is there a minimum occupancy?
Yes. Family properties: number of rooms = number of people, with at least one child, as a rule under 15. Single parents count as 2 people. Other properties: number of rooms minus 1.
- Are there income or asset limits?
For external applications, according to the Vermietungsreglement (letting regulations), FGZ takes income and asset bands 1 to 3 into account. We did not find current amounts in francs for applications.
- Is there a waiting list?
No. FGZ keeps no waiting list for external applications. You can only apply for advertised properties.

In its 2022 members' magazine, FGZ gave a fixed number: a listing stayed online until 30 applications had been received. FGZ does not say whether this number still applies today.

A program ranks every application according to the letting rules. Those who qualify are invited to a viewing. Allocation lies with the letting team. We did not find a lottery procedure in the official documents.

For family properties, number of rooms = number of people; single parents count as 2 people. As a rule, children must be under 15 at the time of letting. For the other properties, number of rooms minus 1 applies.

In principle, these are all apartments and terraced single-family houses with 4 or more rooms, plus the terraced single-family houses with 3 and 3½ rooms. At least one child must live there.

When letting to external applicants, FGZ takes income and asset bands 1 to 3 into account. The bands are set out in the «FGZ-Reglement über die Erhaltung der Familienwohnobjekte und über den sozialen Mietzinsausgleich». We did not find current amounts in francs as a limit for applications. If in doubt, ask FGZ.

Members on the internal moving list take priority over external applicants. An apartment is only advertised on the website if no member needs it. Children of members go through the usual application process.

The amount depends on the apartment: the larger and newer, the higher. We did not find specific amounts. After you move out, you get the paid-in amount back, less any outstanding sums.

In the terraced single-family houses a cat or a dog is possible, in the apartment buildings only cats.

- When does FGZ advertise available apartments?
Monday to Friday at 16:00, exclusively on its own website under «Freie Objekte». The listing stays online until enough applications have been received.
- How does FGZ choose among the applications?
A computer program ranks every application according to the letting rules. What matters is occupancy, urgency, and income and assets. The letting team makes the final decision.
- Why are there so few available FGZ apartments?
According to FGZ, people rarely move out, and members have priority for internal moves. FGZ also needs empty apartments as replacements while whole estates are renovated. Externally, it advertises around 50 properties a year.
- Are dogs and cats allowed at FGZ?
In the terraced single-family houses a cat or a dog is possible. In the apartment buildings only cats are possible. According to the Tierhaltungsreglement (pet regulations), you need a permit from FGZ; dog breeds classed as particularly dangerous are banned.
- Do children of FGZ members have priority?
FGZ does not mention any priority. According to FGZ, anyone who grew up in FGZ goes through the usual application process and applies for the listings on the website.
New-build projects
2 projects planned or under construction
122 apartments in Friesenberg, including one cluster apartment. According to FGZ, internal letting is expected to start in early 2027. FGZ gives no information yet on external advertising. It keeps no waiting list.
