Eligibility and allocation
Non-profit housing cooperative with 1240 apartments in the City of Zurich and in the Limmattal, founded in 1944, with its home quarter in Triemli.
The five answers in full
- Can I apply as a non-member?
Yes, for advertised apartments. BGS advertises on its website what it cannot allocate internally. It does not consider unsolicited applications.
- Do I have to become a member, and what does it cost?
Yes, with a permanent tenancy agreement. The share capital depends on the size and number of rooms of the apartment and is at least CHF 500.
- Is there a minimum occupancy?
Yes, as a 'should' rule for non-subsidised (freitragend) apartments: number of people equals number of rooms minus 1, number of rooms, or number of rooms plus 1. Half rooms do not count.
- Are there income or asset limits?
For subsidised apartments, the rules of the Confederation, canton and city apply. For the other apartments we did not find a limit; BGS checks affordability.
- Is there a waiting list?
No, not for external applicants. BGS does not keep application files either. There is an internal waiting list for cooperative members.

If several tenant parties are up for selection for a non-subsidised (freitragend) apartment, an order applies according to the Vermietungsreglement (letting regulations): first four kinds of internal relocation, then external members, employees and board, children of cooperative members and finally «alle anderen Interessenten» (all other interested parties). In every case, financial affordability and references count.

When non-subsidised (freitragend) apartments are let, the number of people should equal the number of rooms minus 1, the number of rooms, or the number of rooms plus 1. Half rooms do not count. Children of separated parents who live in the apartment only part of the time are counted.

According to BGS, you become a cooperative member exclusively by signing a permanent tenancy agreement.

The share capital depends on the size and number of rooms of the apartment and is at least CHF 500. BGS pays interest on it and pays it back when you leave the cooperative.

For a listing from June 2026 for a 3-room apartment on Wydäckerring in Albisrieden, BGS required share capital of CHF 5’500. This is a single example from an archived copy, not a general rule.

For a listing from June 2026, the application form required a debt-collection register extract for all contracting parties (no older than 3 months), proof of income, an identity document for all persons and a short letter of motivation. We did not find a general list on a current BGS page.

According to the pet regulations, dogs are prohibited, except in Rütihof in Höngg; there they need written permission. Guide dogs and service dogs can also be permitted.

BGS permits cats if they are neutered and kept permanently inside the apartment. Two domestic cats are allowed per household.

Frequently asked questions
- When does BG Sonnengarten publish new apartments?
Every Tuesday morning on its own website. If there is no listing there, BGS by its own account has no apartment to let. It cannot say when one will become available again.
- Can I send BG Sonnengarten an unsolicited application?
No. BGS does not consider unsolicited applications and does not keep application files. It asks you to apply exclusively for advertised apartments.
- Are dogs allowed at BG Sonnengarten?
Only in Rütihof in Höngg, and even there only with written permission. In the other estates dogs are prohibited according to the pet regulations; guide dogs and service dogs can be permitted. Cats need permission, must be neutered and may only be kept inside the apartment.
- Why does BG Sonnengarten let on a fixed-term basis in Goldacker?
The Goldacker 1 and 3 estates are to be replaced by the new buildings Villy and Towny. Until building can start, BGS lets the apartments in the old buildings on a temporary (fixed-term) basis. According to the Villy project page, the fixed-term tenancy agreements were extended until early 2028.
- Which documents does BG Sonnengarten require?
We did not find a general list on the BGS website. For a listing from June 2026, the application form required a debt-collection register extract for all contracting parties, proof of income, identity documents for all persons and a short letter of motivation. The listing in question is what counts.
New-build projects
3 projects planned or under construction
250 apartments in Goldacker in Albisrieden, most with 1.5 to 6.5 rooms, including cluster apartments and live-work studios. According to BGS, the building application is planned for the second half of 2026. Nothing is known yet about letting.

In May 2025 the Federal Supreme Court confirmed the annulment of the building permit; BGS is replanning. The start of construction has not yet been set.
