The latest rent increases are bothering many Swiss tenants. But there is a solution that not only promises significant financial savings, but also offers a higher quality of life: cooperative housing.

So much cheaper is the rent in a cooperative apartment

Renting a cooperative apartment is significantly cheaper than the average market price because cooperatives do not manage buildings for profit.

Our analysis shows that tenants can save an average of CHF 876 per month if they opt for cooperative housing. Compared to conventional offers such as those found on Homegate, you save a whopping CHF 10,512 per year!

Where the figures come from

Our results are based on an analysis of 23 cooperative apartments in the canton of Zurich and 52 comparable properties on Homegate published in the last four weeks. To ensure a meaningful analysis, we only considered cooperative offers with clear price, location and living space information. For each of these listings, we searched Homegate and picked out up to three similar properties. In this way, we were able to ensure a fair settlement.

More than just savings: The lifestyle benefits

In addition to cheaper rents, cooperatives also offer tenants the following intangible benefits:

  • The community: Living in a cooperative means being part of a close-knit community. You don't just rent an apartment, you become part of a neighborhood that is there for each other.
  • Consistency: Tenants in cooperatives live more securely and in the long term, as the focus is on the community and not on short-term rental gains. Nor can the contract be suddenly terminated due to personal use or sale.

Where to find vacant cooperative apartments

Most cooperatives in Zurich (74 to be exact) advertise vacant apartments on their websites. They do not appear on portals such as Homegate or Flatfox. In addition, ads usually only stay online for a very short period of time — sometimes less than 24 hours.
