Find a cooperative apartment in Zurich today.
The Höngg neighborhood is in District 10 on the edge of the city of Zürich and borders Oberengstringen, Regensdorf, and Affoltern. Those who live in Höngg opt for a close-to-nature residential location with, in some cases, exquisite panoramic views. Up until the 20th century, the textile industry was dominant here. Afterwards, the area developed into a very popular residential district. An impressive 96% of Höngg’s population enjoy living here. Over the past 10 years, a total of 1,058 apartments have been built in the neighborhood, 24% of which are owned by housing cooperatives. We introduce them to you here and explain how you can get an apartment with the respective cooperatives.
Allgemeine Baugenossenschaft Zürich

ABZ, Zürich’s largest housing cooperative, of course also owns apartments in the Höngg neighborhood—and quite a lot of them! Its estate at the very top of the Hönggerberg comprises over 300 apartments. Many of the 1–5.5-room apartments impress with great views and innovative floor plans. In the Höngg neighborhood ABZ also owns the Rütihof 1 and 2 estates with a total of 156 apartments. Finding an apartment with ABZ takes quite a bit of patience and luck. Unfortunately, despite the impressive number of apartments, there are very few listings. You can find them on the ABZ website, where they usually stay online for about 24 hours. There is also a free newsletter without filters (meaning you receive all apartments). Naturally, we also send the apartments in our personalized search subscription– often before ABZ itself!
ASIG

This cooperative owns the Rütihof estate in the Höngg neighborhood in District 10. It is close to nature and quiet on the edge of the city of Zürich. At ASIG there are very regularly vacant apartments. In our analysis of the first year, this cooperative ranked 5th among the cooperatives that post the most listings! The apartments are posted on homegate and, in our experience, are online for about 48 hours. It really pays to check back regularly. Alternatively, you can of course use our search subscriptionverwenden, and you’ll receive an email as soon as a new apartment goes online. By the way: In the coming years, ASIG will build new apartments in both Winterthur and Zürich-Saatlen. It’s worth keeping an eye on these projects.
Baugenossenschaft für neuzeitliches Wohnen

This medium-sized housing cooperative has two estates in the Höngg neighborhood: the Hönggerberg estate (with 1–5-room apartments) and the Winzerhalde estate (with 1–5.5-room apartments). Interestingly, this cooperative offers ticket sharing for the Zürich Zoo: transferable annual passes can be used by members. We think that’s great! Apartments of the Baugenossenschaft für neuzeitliches Wohnen are advertised on Flatfox, always at 15:30. According to the website, they remove the listing as soon as 10–15 inquiries have come in. So you really have to be quick.
Baugenossenschaft Im Michel

The first estate of this housing cooperative was built in the Höngg neighborhood. With 46 apartments, it’s relatively small, child-friendly, and family-oriented. Sounds ideal, doesn’t it? Interestingly, Baugenossenschaft Im Michel is building two replacement new buildings in Höngg with a total of 27 apartments. These will probably be rented in 2025, although it’s not easy to find out details. What is certain is that Baugenossenschaft Im Michel has a newsletter that will hopefully keep you up to date. We will, of course, keep an eye on the replacement new builds and continuously inform our subscribers.
Baugenossenschaft Luegisland

Surrounded by an inviting green space, Baugenossenschaft Luegisland offers its Estate V with 34 apartments and a shop in the Höngg neighborhood. The low-traffic location is certainly very pleasant and we’re sure the residents love living here. To snag an apartment with Baugenossenschaft Luegisland, you need a lot of patience. On the website you can fill out the rental application form, and if something becomes available for you, the cooperative will contact you. The registration remains valid for one year. If you don’t hear anything, you can submit the form again after this period. By the way: in Seebach, Baugenossenschaft Luegisland is building a replacement new building, which is scheduled to be occupied in 2026. It’s worth following the project.
Baugenossenschaft Sonnengarten

On the sunny slope of the Hönggerberg, Baugenossenschaft Sonnengarten owns 76 apartments in the Riedhof estate built in 1984. According to their website, this is home mainly to employees of the Post, living in a culturally mixed community. Due to planned construction work, Baugenossenschaft Sonnengarten occasionally rents apartments on fixed terms (usually until 2028). These are posted on their website, and of course we send them in the search subscription. There are also sometimes permanent apartments, which are likewise posted on the website. Some of them also end up on Flatfox. In any case, we send them all in the search subscription.
Baugenossenschaft Zurlinden

In the Höngg neighborhood, this large cooperative has several estates, including state-of-the-art new builds that really impressed us. According to the website, you can find very spacious apartments there. Sounds great, in any case. Baugenossenschaft Zurlinden has a form for prospective tenants on its website. You can fill it out, and if something suitable becomes available, they’ll get in touch. It’s not quite clear how often you need to resubmit your application. Let us know if you know anything, then we can pass on the info.
Bau- und Siedlungsgenossenschaft Höngg

This cooperative, with the friendly guiding principle “A village in the city,” owns three estates in total, two of them in Oberengstringen and one in Höngg. The latter is quite new (occupied in 2015 and 2017) and consists of five buildings with 161 apartments (1.5–5.5 rooms). There is also a daycare center in the estate. The Bau- und Siedlungsgenossenschaft Höngg (BSH) advertises available apartments on its website. With the search subscription you’ll of course get a link when something becomes available.
GEWOBAG

This large cooperative has two substantial estates in Höngg: one in Frankental with 316 apartments and one on the Hönggerberg with 161 apartments. One of them is located very close to the estate of the Bau- und Siedlungsgenossenschaft Höngg. GEWOBAG posts available apartments on Homegate, and with this link you can see all available GEWOBAG apartments, offices, and parking spaces at any time. There are listings from this cooperative every now and then. Of course, they’re also included in the search subscription.
Kraftwerk 1

This cooperative manages around 230 apartments in Zürich in total. In the Höngg neighborhood it owns the multi-generational house Heizenholz with 26 apartments. To have a chance at an apartment with Kraftwerk 1, you must first become a member. This costs CHF 550 (of which 500 is refunded upon leaving). If an apartment becomes available, members receive the information and can apply. By the way: Kraftwerk 1 is currently building new apartments on the Koch-Areal, which will not be occupied before 2026. To be eligible for these, you must become a member by the end of December 2024.
Liberale Baugenossenschaft Höngg

This cooperative offers mid-price apartments at two locations in Höngg. Their way of advertising available apartments could be described as analog: according to the website, they supposedly use display cases in front of the properties. We couldn’t locate these during our visit and only found a sign with available parking spaces. Maybe the display cases appear only when something is available. Please get in touch if you know the location of the cases or see an apartment advertised, so we can share the photo on Instagram.
Siedlungsgenossenschaft Eigengrund

This cooperative has two estates in the Höngg neighborhood: Winzerhalde (43 apartments) and Am Wasser (59 apartments). Available apartments of Siedlungsgenossenschaft Eigengrund are advertised on Homegate and are of course also included in our search subscription. By the way: in one of the estates, residents keep chickens! We think that’s very cool and we’d love that too!
Wogeno

Wogeno owns a total of 79 properties with 571 apartments, located mainly in the city of Zürich—some of them in the Höngg neighborhood. We were particularly taken with this blue property. To rent an apartment with WOGENO, you must first become a member. That costs 3,000 francs, which unfortunately do not earn interest. After 3 months, you are generally eligible to rent an apartment. Available apartments are advertised to all members via newsletter. According to the website, people who have been members longer have better chances. So if you’re ready to deposit 3,000 francs with WOGENO, you can give it a try. Of course, you can also cancel your membership and get your money back. If the duration is less than 2 years, they may charge a handling fee.
Conclusion: There are many cooperative apartments in Höngg
There really are a whole lot of great cooperative apartments in the Höngg neighborhood. To get one, you’ll certainly need some perseverance and luck. Some cooperatives, such as GEWOBAG, post on Homegate, which means that if you have a search alert there, you should see them. With other cooperatives, you first have to become a member. And finally there are those that post on their own websites. In all cases, our search subscription is very helpful, because with it you’ll certainly get all the links (including to Homegate, Flatfox, etc.) and won’t have to constantly search all the portals. You’ll also get all the information about the cooperatives’ new-build projects, which are often “hidden” on separate websites.
