- Read the regulations, fill in the formBG Süd-Ost asks you to read the Vermietungsreglement before registering. In the registration form you state the estate, the number of rooms and the rent you have in mind; forms that are not filled in correctly are not considered.
- Send it in by postYou send the printed form to BG Süd-Ost by post. There is no confirmation of receipt, and the cooperative asks you not to contact it by email or phone.
- Extend after one yearThe registration is valid for one year. With the extension form on the website you renew it for another year each time.
- Offer and tenancy agreementIf a tenancy agreement is concluded, you buy cooperative shares with it. According to the Reglement zur Finanzierung der Genossenschaftsanteile (regulations on financing cooperative shares, 2010), they must be paid before you move into the apartment.
Required documents: Registration form for prospective tenants, printed and filled in completely; Copy of the foreign national permit (for permit B, C or others).

Non-profit housing cooperative with 736 apartments in 17 estates in Zürich-Affoltern, Schwamendingen, Hedingen and Affoltern am Albis, plus one apartment building in Wipkingen.
The five answers in full
- Can I apply as a non-member?
Yes. You register for the interest list by post using the registration form. You only become a member with the tenancy agreement.
- Do I have to become a member, and what does it cost?
Yes, with the tenancy agreement: cooperative shares instead of a rent deposit. The questions and answers on the Tulpenweg new build state CHF 3’000 to 9’000 depending on the number of rooms.
- Is there a minimum occupancy?
We did not find a rule for moving in. An apartment counts as under-occupied if it has over two rooms more than residents; in Schauenberg: over one.
- Are there income or asset limits?
We did not find fixed limits. According to the Vermietungsreglement (letting regulations) of 2006, the ratio between income and rent is taken into account in every case.
- Is there a waiting list?
Yes, an interest list. The registration is valid for one year and can be extended by one year at a time. No waiting list is kept for the Tulpenweg new build.

The registration is valid for one year. After that you can renew it for another year with the extension form on the website.

The Vermietungsreglement (letting regulations) of 2006, which BG Süd-Ost still publishes on its website, sets an order: first internal relocations, then employees and board members, then people who grew up in BG Süd-Ost, after that families with children and single parents, couples and finally single people.

The Vermietungsreglement of 2006 does not contain a fixed income limit. In every case, however, the number of people, the ratio between income and rent, the references, participation in the cooperative and involvement in the neighbourhood are taken into account.

With the tenancy agreement you buy shares in the cooperative. In return, according to the website, the rent deposit that is otherwise usual does not apply.

The questions and answers on the Tulpenweg new build state the share capital by apartment size: from CHF 3’000 for 1.5 to 2.5 rooms to CHF 9’000 for 6 to 6.5 rooms. The page does not say whether these amounts apply in all estates.

If the number of rooms exceeds the number of residents by more than two, this counts as severe under-occupancy and must be reported to the administration.

A stricter rule has applied in the Schauenberg estate since 2025: an apartment is already under-occupied if it has more than one room more than residents.

Dogs are not allowed in BG Süd-Ost’s apartments. Other pets need a permit.

Frequently asked questions
- Does BG Süd-Ost advertise available apartments publicly?
On its website, BG Süd-Ost writes that interested people are put on an interest list. On 5 October 2026 there were no individual listings on the «Freie Wohnungen» (available apartments) page. We did not find any indication that apartments are additionally advertised elsewhere.
- When can I apply for Tulpenweg?
Not yet. BG Süd-Ost writes that letting starts about a year before move-in; in the questions and answers on the project it gives early 2028 for the start of online letting and 2029 for move-in. According to these questions and answers, no waiting lists are kept for Tulpenweg; the cooperative provides information on its website and through a newsletter.
- How many apartments become available at BG Süd-Ost each year?
The 2025 annual report states 80 terminations or re-lettings of residential and commercial units, 39 of them internal apartment moves. At the end of 2025 the stock stood at 736 apartments.
- Are dogs and cats allowed?
Dogs are not. According to the Vermietungsreglement, cats are only allowed if they stay in the apartment permanently; the house rules require written permission for house cats and other animals.
- Can I become a member without renting an apartment?
According to the Statuten (articles of association), anyone who takes on ten cooperative shares of CHF 100 each can become a member; the board decides on admission. However, BG Süd-Ost also writes that joining as a rule requires renting premises of the cooperative. Neither source says that membership without an apartment helps with allocation.
New-build projects
1 project planned or under construction
165 apartments with 1 to 5.5 rooms; the foundation stone was laid on 29 August 2026. Registrations are not yet possible, and no waiting list is kept for Tulpenweg. According to BG Süd-Ost, letting is open to everyone; cooperative members are given preference.
